This role involves regular travel to our properties throughout the United States, typically ranging from two weeks to one month at a time.

Responsibilities
Travel to affordable housing communities nationwide during lease-up phases to oversee operations and ensure occupancy goals are achieved on schedule. Establish, evaluate, and enforce standardized leasing and operational procedures to ensure consistency, compliance, and efficiency across all lease-up communities. Train and mentor new property managers, leasing teams, and support staff to ensure they are equipped to maintain high-performance standards post-stabilization. Maintain strong resident relations, ensuring residents are served well and satisfied with the community. Oversee apartment leasing efforts, including marketing initiatives, to ensure occupancy rates are maintained and properties lease-up within established timelines. Direct property operations and staff in the most cost-effective and efficient manner; collaborate with regional and corporate leadership to align strategies. Supervise maintenance staff to ensure work orders, building repairs, and corrective maintenance are completed in a timely and effective manner. Oversee rent collections, bank deposits, and pursue delinquent rents and evictions in a timely and professional manner. Ensure all affordable housing program requirements (LIHTC, Section 8, or other subsidy programs) are followed, while monitoring adherence to leasing, marketing, and operational standards. Partner with Regional Directors to develop, monitor, and achieve annual budget objectives while meeting property performance goals. Assist with meeting required goals pursuant to the Qualified Occupancy and Testing Period requirements of affordable housing communities, ensuring timely completion, accurate reporting, and ongoing adherence to program standards. Education:
Bachelor's degree preferred.
Experience:
2+ years management, leasing and/or sales experience (affordable housing ot lease-up experience strongly preferred). 2+ years customer service experience preferred. Knowledge of affordable housing compliance requirements (LIHTC, Section 8, or other subsidy programs). Experience leading teams and training staff in leasing and property operations. Yardi and RENTCafé experience preferred. Local market knowledge and national travel experience preferred.
Skills/Abilities:
Up to 90% Travel to our Properties Ability to work every other weekend, and every Saturday during peak season. Strong interpersonal, oral, and written communication skills. Computer skills: Microsoft Work & Excel, knowledge of internet, e mail and social media as it pertains to marketing the property. Exceptional communication skills and ability to interact with wide range of people. Experience with marketing and leasing initiatives for new development preferred. Must be organized, detail oriented and have good time management skills. Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs. High integrity - trusted, direct, truthful. Embodies confidence and admits mistakes. Ability to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including up to 4 flights of stairs, to complete physical inspections, deliver resident communications, show apartment and drive a vehicle to visit area businesses for outreach marketing. Maintain neat, well-groomed, professional appearance.
Compensation and Benefits for Affordable Housing Stabilization Manager:

Pay Range: $73,700 - $92,100

Compensation is determined by several factors that vary depending on the position, including the individual's experience, skills, and the knowledge they bring to the specific role.
