This role involves regular travel to our properties throughout the United States, typically ranging from two weeks to one month at a time.

Responsibilities
Assist the Stabilization Manager with achieving occupancy and rental goals for new affordable housing communities. Support marketing initiatives by responding to phone inquiries, handling internal leads, conducting property tours, and showcasing community amenities to prospective residents. Help set the standard for resident service and engagement by modeling professional, responsive, and solution-oriented interactions with prospective and current residents. Assist with training new leasing and property staff, modeling effective leasing and customer service techniques on a daily basis. Support rent collection efforts, including working with delinquent residents, pursuing lease terminations, or legal action if necessary. Help maintain accuracy of resident ledgers and files. Assist with meeting Qualified Occupancy and Testing Period goals, ensuring communities remain compliant with affordable housing program requirements (LIHTC, Section 8, or other subsidy programs). Help inspect units during move-ins and move-outs, walk properties for readiness, and support daily operational needs. Assist in managing property budgets by making sound financial recommendations and supporting cost-effective operational decisions. Serve as acting Stabilization Manager in their absence, ensuring continuity of operations and support. Other duties as assigned.
Education:
High School Diploma or GED.
Experience:
2+ years leasing or Assistant Property Manager experience preferred. Affordable housing LIHTC experience required. Yardi and RENTCafé experience preferred. Experience with marketing and leasing initiatives for new development preferred.
Skills/Abilities:
3+ years leasing or Assistant Property Manager experience. Strong interpersonal, oral and written communication skills. Strong critical thinking/problem solving skills. Computer skills: Microsoft Word & Excel, knowledge of internet, email and social media as it pertains to marketing the property. Exceptional communication skills and ability to interact with wide range of people. Experience with marketing and leasing initiatives for new development preferred. Must be organized, detail oriented and have good time management skills. Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs. Entrepreneurial mindset - loves to be challenged, determined to win, puts clients and teammates first, collaborative, inquisitive, self-motivated, and operates on trust (not fear). High integrity - trusted, direct, truthful. Embodies confidence and admits mistakes. Ability to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including up to 4 flights of stairs, to complete physical inspections, deliver resident communications, show apartment and drive a vehicle to visit area businesses for outreach marketing. Compensation and Benefits for Affordable Housing Stabilization Assistant:
Pay Range: $60,900 - $76,100
Compensation is determined by several factors that vary depending on the position, including the individual's experience, skills, and the knowledge they bring to the specific role.
